Phase I HOA & Deed Restrictions

All lots in BOTH PHASES are subject to established deed restrictions.
HOA will be for BOTH PHASES: I and II.
All lots will have to obtain their own private water well. Average cost:$15-20K

Phase II HOA and Deed Restrictions

Phase I is in Gregg County. Phase II is in Upshur and Gregg County.


Lots can be combined if more acreage is desired. If you’re interested in undeveloped land, call Libby for further information. NO TRACTS smaller than 20 acres can be subdivided once purchased. The price would be calculated by the amount of acreage desired, location, and other factors determined on an individual basis.

Other Information

The Phase I plat is recorded in Gregg County as of the County Commissioner’s Meeting held on December 14th, 2015. Surveys are the buyer’s expense for any tract.
Gregg County lots are in the ZONE A Floodplain. Homeowners on Mustang Road Lots will be required to have flood insurance unless an elevation certificate approved by FEMA can get it removed with a Letter of Map Revision.
